We built Southeastern Renovation to be the opposite. We agree on the scope and pricing approach before work begins. Fixed-price and cost-plus contracts are available depending on the project. Everyone on your jobsite carries workers' comp and general liability, no exceptions. And every project includes 3D rendering, permit and HOA handling, a dedicated project manager and daily cleanup at no extra cost.

I founded Southeastern Renovation in 2017 to do residential renovations the way I'd want them done in my own house: a clear scope, a crew I trust, and open communication.

A lot of kitchens, baths, and whole homes later, we still hold to the same three rules. The scope and pricing approach are agreed before we break ground. Everyone who works on your home carries workers' comp and general liability coverage — no exceptions. And you'll always know where your project stands — if anything changes, you hear it from me before you have to ask.

Our estimates include a full scope of work, materials breakdown, labor costs, and projected timeline. After you send the estimate form, Jared follows up to discuss your project and the next steps. Callback timing depends on availability. No obligation and no pressure.

Are you licensed and insured in South Carolina?

Absolutely. We hold SC Residential Contractor License CLG.127339, valid through October 2026. We carry full general liability and workers' compensation insurance. Copies are available upon request.

How long does a typical kitchen remodel take?

Most Charleston kitchen remodels take 6-10 weeks from demo to final walkthrough, depending on scope. Custom cabinetry or structural changes can extend timelines by 2-3 weeks. We provide a detailed schedule before work begins.

Do you handle permits and HOA approvals?

Yes. We manage the entire permitting process with Charleston County and coordinate with your HOA's Architectural Review Board. Daniel Island, I'On, and other communities with ARBs are areas we work in regularly.

Can I live in my home during a renovation?

In most cases, yes. For kitchen and bathroom remodels, we set up dust barriers and work in phases to minimize disruption. Whole-home renovations may require temporary relocation -- we'll advise you during the planning phase.
